Job Summary:
Under the general direction of the BCPC, the Senior Project Manager is responsible to direct, co-ordinate, and implement the plans and programs of the project. The incumbent is responsible and accountable for the execution of the works according to the required quality, cost and time. Analyses actual costs incurred for each job in comparison with budget, target cost, and take measures to improve margin. The Senior Project Manager prepares detail construction work, material, labor and equipment schedules based on the approved master plan and program of the project.
Main duties and responsibilities:
- Construction
- Prepares Plan and program for all project operation as per the design and schedule; and implements the same keeping the deadlines; The plan and program includes physical and financial work progress, resource needed, and budget required;
- Prepares detail construction work, material, labor and equipment schedules Based on the approved master plan and program of the project and implements after approval by Engineering and Construction Department;
- Manages project performance to ensure that it is executed in strict conformity with the contract documents and drawings.
- Ensures the work is programmed according to the required quality, cost and time. Introduces and implements appropriate construction techniques for improving productivity, quality of work and cost.
- Appraises periodically the progress and effectiveness of the project operating and takes remedial actions, and where appropriate recommends improvement. Direct, organizes, coordinates, supervises and administers the project activities in accordance with the established rules, regulations and procedures of the firm;
- Handles project performance and contract commitments to ensure profitability and timely execution of project work;
- Understands drawings, specification, contracts and bill of quantities thoroughly making himself the most knowledgeable person of the project, detects calculations designs and pricing errors and notifies same to the Engineering Department and to the Consultant so as to take appropriate action on time;
- Prioritizes activities and identifies tasks which are handled in-house and those which can be outsourced to sub-contractors or consultants;
- Hires sub-contractors and other required staff and allocates responsibilities in consultation with the Construction Division Manager;
- Ensures completion of projects done on time, within budget and quality as per specification; and contractual obligations are fulfilled as per the terms and conditions stipulated in the agreement;
- Supervises and confirms that the performance out-put data are correctly recorded and reports the same on time to Engineering Department.
- Human Resource
- Ascertains the capacity building of employees in the project through on the job training and periodic orientation;
- Gives full technical and managerial support to all his/her staff and solves problems encountered on time;
- Ensures that each employee is supplied with a supervisor & follows-up its implementation;
- Delegates his/her powers and authority to his/her staff as deemed necessary with prior approval from the Engineering and Construction Department;
- Prepare & gives job assignment for the employee under him/her;
- Supervises all employees under him/her and evaluate their performance periodically;
- Ensures adherence to all health and safety standards;
- Sets up regular meetings, maintains open lines of communication, and ensuring everyone is aware of project updates and changes;
- Follows up and ensures that administrative tasks regarding transfers employees, the movement of material requested are processed within the stipulated time frame.
- Material, Machinery & Vehicles
- Manages any resources properly (manpower, finance and materials) allocated to project site;
- Ascertains that stock of materials, equipment and machineries are neatly held, systematically and safely utilized.;
- Takes responsibility and accountability for request of materials and equipment timely & accurately;
- Ensures the effective & efficient utilization of material & equipment;
- Ensures material production and prefabrication on project site meets the required quantity, quality and standards.
- Finance
- Prepares monthly cash out flow and cash inflow of his/her project;
- Checks and signs payroll and other payment vouchers, ensures that they are correctly prepared;
- Ensures accuracy of all financial documents;
- Takes care and wise utilization of allocated cash.
- Relationship
- Coordinates and establishes productive relationships with stakeholders/clients and ensure lines of communication through stablishing strong communication channels;
- Handles conflict amicably as pe the company’s policies and procedures;
- Builds relationships with local authorities and potential clients to expedite project completion without any hindrance;
- Works closely with all relevant departments to ensure successful completion of project;
- Report Related
- Prepares daily project progress report and submits to the Building Construction Project Coordinator and shares also to the Management team;
- Prepares and submits daily, weekly, monthly, quarterly and annual reports and submits to Building Construction Project Coordinator;
- Implement of Policy and Procedure
- Manages and directs day-to-day activities of the project in line with established policies, practices and procedures;
- Ensures the proper implementation of rules regulations and procedures of the firm in purchasing, recruitment termination etc.;
- Familiarizes himself thoroughly with the labor proclamation of the country and the firms polices and ensures that they are not violated or ignored.
- Performs other similar duties as assigned by the Building Construction Project Coordinator.
About You
Qualification and Experience:
- MSc / BSc degree in in Civil Engineering /Construction Technology/Building technology and other related field of studies with a minimum of 12/14 years direct work experience in construction (building & infrastructure) or real estate sector.
